We own a vacation property there and our board is looking to replace our current property manager who is under performing to put it kindly. 

I focus on mid-grade quality items that are durable and pleasant to use yet not so nice that people are tempted to swipe them and are then expensive to replace.

Wise lenders have borrowers sign legal agreements and have them provide collateral that is worth more than the amount of the loan in case the borrower doesn't make the promised payments on the loan.

If a contactor is replacing only the decking (boards you walk on) $12k is a ripoff.

Pretty easy to get a $6,000 to $10,000+ sewer dig up and replace cost if it's a perfect wide-open area.

Will this be a good investment time and money wise?

From there I accepted and negotiated to have the seller cover the cost of replacing the roof.

To dovetail on this point, on the spectrum of investor friendly agents (that also invest), the better agents will want to know they are using their time wisely.

If that price point is too steep for the size you want to reitre into then buy two replacements.
