Urban rejuvenation?

You'll notice the areas that do not have rent control are extremely expensive compared to the rent control areas but even rent control locations go through their own rejuvenation process (Santa Monica, Pico-Union, etc). 

I'd also suggest looking for areas of town that are attracting investment and/or undergoing rejuvenation too - Kendall Yards, for example.

fields typically go first, but many times sewer jetting will rejuvenate the field or at least buy you some time.

With the knowledge I have, the networking I have done, and my core principle of helping others I really believe that I can not only be successful with money management but also help the rejuvenation of neighborhoods and create happy long lasting relationships with people around me.

Looking to rejuvenate this thread, having family in PR and visited there several times (San Juan and surrounding area), I was told my other investors, Rincon is a great place to make things happen.

I would personally be more comfortable phasing out section 8 over time for the reason mentioned and also not having to worry about staying in compliance with the Housing Agency every year.Either way good work on compromising your position while staying in line with your strategy, keeping a good working relationship with the PM and helping rejuvenate the city.
