@Mark De sagun even at $60 per month which is less than I was expecting you'll be essentially doubling your insurance premium forever and even if a quake comes with a 15% deductible you're still out of pocket $50k or more.

The actual backyard is overrun with a lot of weeds and trees that were planted there 20 something years ago apple trees pine trees Quaking Aspen's among other major plants that's back in the day probably looked very nice but now all I see is a complete landscaping job where in my own personal opinion all of the trees would be taken out the entire lot tilled up and recited for grass or possibly there is a chance of an another lot Oar House to be built back there if the ground perks and if it's zoned to allow that other house on it such as a mother in-law suite.

Seal with a slab is correct (some architects write in on the blueprints) they are looking for a 24' foundation to retrofit the bottom portion and also reframe the inside of the garage to withstand the 7.5 BIG QUAKE!!!

In the bay area they have limited the vertical growth, partially due to earth quakes, but also out of a desire to keep it looking pretty.

HML got hot ... as fix and flip was coming into vouge mid 80s and tear down construction... good money if you have a big portfolio  .. we did 50 million by 1987.4. 1989  war  Loma Preta earth quake Northern CA goes into a deep recession... real estate business stalls foreclsore business starts in earnest... rents crash... etc etc. 5.
