Now I'm running into the therapy animal question...i have a no pet policy but they're asking to negotiate a pet deposit for the therapy animal.

I talk to the agent, ask about themselves, how they came upon the client, ask about their client & so on but I do not talk about the offer, primarily because I have not formally written it out precisely because I am looking for clues.I have done this for years & the vast majority of the time (85-90%) of the time, my clients get a great deal AND the other side doesn’t feel manipulated or cheated by a hustler.I learned much of these techniques from taking a deep dive & studying Neurolinguistics along with psychology therapy techniques to a point where I would have a Masters if I had gone to college - I think I hold the record for dropping out of college - 7 times & completing 2 semesters. 

I have an animal policy, an animal application, an animal agreement, etc.ESA, comfort, and therapy animals are not pets!

Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA. 

"Different animals" I like what you did there.Not to argue, but PTSD is a psychiatric disorder and there are several organizations training PTSD service animals.

A pet doesn't need to be a trained service animal, many are therapy/companion animals.

I then bought the building that I have my therapy practice in in 2014.  

The most recent tenants (a behavioral therapy group) moved out last week for a larger location.

If it might affect your sanity, simply use some of your savings for therapy.  

Ironically when this tenant initially prospectively viewed house it was day after my altercation and she was rather freaked out about her little therapy lapdog possibly being attacked in the future while walking or in my fenced rental.There must have been over a dozen potential tenants that saw my requirement of no “dangerous breeds as list by insurance industry”, and asked anyway.
