Reality is there is way more buyers than deals.

i have seen many do very well getting on a team.Myself personally I would concentrate on listings 1000%  Buyers only if well knownand wont waste your time. 

Signing the buyers brokers agreement is only needed when you identify a property

As always, this can be mitigated with proper screening of applicants by verifying rental history and contacting prior landlords about the prospective tenant's past.

This is rarely done as in most situations lenders will not consent, and at a minimum want the buyer to qualify AND personally guarantee.
