So the govt entities can't come in and change the laws to restrict or prohibit STRs from operating like they are in many other areas. 

For those following along at home, that language is found in Title 10, Chapter 1, Article E, section 6 (or 10-1E-6) in the municipal code.It reads: "The renting or leasing of real property for residential occupation for periods of time less than thirty (30) days is prohibited in any zoning district within the town, except as permitted in this title for hotels, motels and bed and breakfast inns."

On the other hand, I'm almost certain that it is not explicitly prohibited by the law, either.

Because either one of these two tax claims accomplishes something that is normally prohibited: allows you to deduct real estate losses against high W2 income.

Personally I would just consider either lease it cheap to nearby farmers, check with another solar developer if the reason is not prohibitive or sell at a loss.  

Is your broker prohibiting you from working with investors? 

@Jordan Dzubak we played with the idea of getting something at the Lake a few years ago, but ultimately never pulled the trigger in large part because so many neighborhoods were modifying their C&Rs to prohibit short-term. 

The amount it costs to "do it right" normally makes new garden units cost prohibitive. 

I have reviewed the IRC publication for prohibit transactions between the plan and a disqualified person which contain a few criteria including selling, exchanging and leasing the property.

They're already prohibited.
