Reach out to the Marcus & Millichap offices in Columbus/Cleveland and have one of the MMCC commercial mortgage brokers produce a few quotes for you.If you don't have the time to research contact info / programs for 25-50 different lenders and make the calls/emails necessary to obtain optimal financing, hire a broker.

If I'm looking to househack with my family (I had a toddler and a newborn the last time we did it) I might be interested in 1/3 of these neighborhoods, of which a few will absolutely produce some income (assuming you're number's aren't ultra-conservative) upon moving in year 2-3.

I would also recommend looking at cities close to Greenville, like Anderson, Easley, & Simpsonville as well since Greenville can be competitive unless you are looking at off-market deals.Also the non-occupancy tax would be based on the tax assessed value of the property and not the income it produces.

Now, probably after a long and drawn out court battle, a plaintiff can probably get the lien removed as a “sham”, but a cursory examination by the typical plaintiffs attorney would probably not produce that conclusion.

Hard to produce cash flow or break even with that much debt, at that rate.House-hackers, however enjoy certain one time (non-scalable) advantages that should be taken advantage of in the early days: - They can assume pre-existing debt like VA and FHA Loans (rather than take it on Subject-To which is dramatically riskier).- They can rent by the room and self-manage to produce day 1 cash flow.- Many of these HCOL areas also have strict limitations on AirBnB or short-term rentals... that do not apply to owner-occupants - thus allowing for extreme cashflow potential for house-hackers.
