Unless the cops come and arrest them, you really can't write a lease to address these characters.

For now, it's the basic ceiling dome lights but eventually I would add some more character... not necessarily for the ROI on rental amounts, but more so because I think it will help with the style.

In my experience, good design is good business; building something with character stands out to potential tenants (increased rent) and helps lower vacancy rates.
