The best way to learn about how to really invest in real estate is to read books, listen to good podcasts, and pair that with going to in-person meetups so you can see people just like you, married with 3 kids, who are making it work for them.

The increased risk is generated by the fact that the owners are relying on the validity of the tenancy in common Agreement for their usage rights, and it is possible to imagine legal circumstances under which this validity might be undermined.- If the subdivider or someone with relationship to subdivider sells, a public report must be done.

Like @Kyle Mccaw noted there is significant value in goodwill and I imagine you profited nicely over this pleasant long term relationship. 

I imagine those renters will fill it and then not access it much, so it shouldn't be a bother to your tenants.

I would imagine you are looking for a quieter community, more of a residential feel, closer to Disney but not TOO close to the Rte 192 traffic and craziness.

Do you guys ever take the risk of buying a foreclosure at sheriff sale with the previous owner still living in it? How do you calculate rehab cost given you can’t look inside?

I'm hoping things move a little more quickly once things go vertical as I heard getting slab poured is the longest wait but I'm assuming there is a labor/material shortage in general in the area so wasn't sure of people's timelines once slab has been poured?
