Basically if you are selling/buying a house that has been retrospectively licenced then that part for private use is ok, however if officially and practically if you wish to rent the place out on LTR or STR you are not allowed to ever use this space as part of your rental.

This dealflow is then supplemented with deals from the broker channel.The broker channel will get leads in the door quickly, but they are usually of questionable quality and loyalty.

I am seeing a crackdown on STRs not so much as a result of any hotel lobby, but as a result of regular citizens complaining to their elected officials that they don't like living next to a hotel.Can't really blame them.

I make the official move in April and can't wait! 

You should find a lot of resources on BP but I think the most useful people to talk to would be MF builders and local officials in your target areas.

All of the official documents I've found so far point to the national FHA requirements as their source.
