Do you know if the current pause in monthly payments will affect my eligibility to get a refi in the non commercial refi market.

So a non-commercial rental property wouldn't fall into this category based on my understanding.

I couldn't see the benefit of establishing an LLC at this point, as i want to keep the benefits of non-commercial financing and taxation on this current househacking situation, and my other property that I will be moving to permanently.  

Your suggestion of the electronic (auto-pay) is a good way to make payments, if your bank will do so to a private party, to a non-commercial account.

We bought 5 properties in a short amount of time then couldn't get more non-owner occupied non-commercial financing.

For the non-business credit, there's a 10% credit on properties that are residential use (non-commercial use).

I am in the noncommercial space (4 units per building and below) and haven't tripped over hoops yet. 

I treat my tenants like customers and try to provide them exceptional customer service, as opposed to the type of landlord who thinks they have a fiefdom and treat their tenants like peasants.
