I feel like I have a strong grasp of the general knowledge needed for a first property, but I’d love to hear something different.

I am in Florida and we have a strong STR market and most of my buyers bought at high rates and using AirDNA we were pretty spot on for the numbers and we were successful in being profitable.  

Wanted to still be close to family but maintain a cheaper lifestyle, still have strong appreciation, and much better tenant/landlord laws, taxes, etc. 

My goal is to retire within the next 10 years, and I’m looking to build a strong and sustainable portfolio that will enable me to enjoy my retirement years. 

And, again, eventually a strong business model/niche will show its numbers and then everyone will be doing it.

I work with investors, I am extremely knowledgeable about this market and I have a strong team of vendors.

This is a good opportunity in a strong market, and with your excellent credit and HELOC funds, you’re in a great position to make this project happen.

To invest out of state successfully, focus on building a strong local team (agent, PM, contractors), automating deal analysis, and using contingencies to protect yourself.
