I am looking to add:- one syndication investment (not multifamily because I invested in 3 multifamily syndications in 2024)- three turnkey rentals in the Midwest (only vertically integrated management and construction/repair turnkey)- one mixed-use property in NJ (Main Street mixed-use is what I like with at least two retail and two residential)- one flip in NJ (buy price between $500k and $750k, reno $200ish, profit $200k min)I am also looking to:- do two bathroom renovations in my personal residence (and one in my DADU over my detached garage)- do a complete yard makeover, adding a plunge pool in my backyard- start planning and development on a 5-acre plot of land I have near Woodstock, NY for a 4-STR groupingI am looking to sell:- nothingWhat is in your 2025 buy box?

Understanding your time is valuable I wanted to see if you might consider working with the deal structure we are hoping to use on this deal as I know for many banks it does not fall within the traditional box they are allowed to work within.

As someone who deals and talks to real Private Lenders (small shops run by a guy who lends his own capital and doesn't use big box), they have a hard and fast business model that produces the rate of return they need to remain profitable and curb the risk on their cash.So the best product for a budding fix and flip investor is the bridge loan which includes acquisition money and construction money.

Your job is to keep tightening it up (geographically and based on asset type) and meeting investors until you have a buy box that makes sense for you.There is also no point to running deals through a calculator if you are seeing them.
