i simply cant say enough about this unit.Second unit: Sigh of releif had clean hardwood floors.. clean kitchen..clean bedroom (windows had spiders etc but looked fine) ..living roof floor squeaked in few places when stepping on those spots..second bedroom was cleanish ..pantry had HOLE in roof with umbrella being used to contain water leakage.. overall no bad odor etcThird unit: Clean hardwood floors..cluttered kitchen (but thats not relevant to house itself) bedroom was clean ..bathroom had hole in floor near bathtub and when stepped on it moved downwards and seemed like cant withstand too much weight.. two broken windows but still intact.. had similar hole in one room being used as storage.Basement was cold and seemed to have moist air.. yellow glue like stuff used to seal around windows and pipes.. very cluttered.Most of stairs in house squeaked and some felt loose.Conclusion:Noway im paying +100k for this i wouldnt even consider this 3 unit but 2 as one of unit was not liveable at all !!!

example: https://www.amazon.com/gp/product/B003ORTFH0/ref=o...If you have a lot of them, try sealing cracks in walls/outlets/etc and keep the humidity below 50% (these fellows seem to prefer moist climates, in my experience).

Here’s what we know about foundation problems:-  They commonly occur to homes near creeks or moist land- Occur to homes without a Sprinkler System- Occur to homes without a Gutter System- It is not covered by Home Owner’s Insurance in Texas- Is extremely expensive- And finally, must be repaired before replacing a roofIf it is not the foundation  then It is still  very important to pinpoint what and where the structural problems are.

If its broken cast iron from the sewer upgrade the (existing pipe is in good condition) toliet paper and those pesky moist wipes, will catch on broken cast iron and can cause a clog.

.- Epoxy patch all cracks in the foundation walls per the attached specifications I would recommend the owner maintain the following items in the future:             - Maintain grading around the foundation of the house per the attached specifications             - Epoxy patch all cracks in the foundation walls per the attached specifications as they appear             - Keep soil near the foundation walls moist during dry weatherThe seller has offered to complete the piering (estimated at 5k) with an offer that matches the asking price and my agent said all the cracks appear to be epoxy sealed already.

(doubtful), the math is.......600k moist at a 6% cap = value of $10m$10M-$5.2M loan= $4.8M equity at a 40% share equals a buy out of $1,920,000.....on an investment of $1.8M, 2 years later, If everything goes perfect.......thus the reason this "opportunity" is available.
