Location. 25 minutes to beach, 40 minutes to Florence, 15 minutes to Pisa, 60 miles to snow skiing.  10 minutes to Home Depot style store, etc.  

Not too shabby for land appreciation.That said, I’d keep an eye on the Elon Effect down southeast.

It shows you are serious and willing to go the extra miles to make it work.

So relying on 1, 3, 5 mile radius can be misleading because circles can be sloppy.You also have to go on rent comps.  

1) 20% down will allow you to do a conventional investment loan, but you will have to either:- Qualify with the new payment + your current payment- Lease the property out, allowing the lender to use 75% of the monthly rent to offset the mortgage (confirm with a lender).2) You could also do a DSR 20% down loan, but the interest rate will be much higher than conforming rates.3) If less than 20% down, you could:- Do a 10% 2nd home loan as long as the new property is at least 50 miles from your current home or near a qualifying vacation spot (confirm with a lender).- Do a 5% down conventional mortgage if you plan to rent out current home and live in the new one for at least 12 months.

There are areas around Lake Tahoe that are 100 percent restrictive and others just a few miles away that have fewer restrictions.

If so, then find out if you are close to any hospitals (within 15-20 miles).

Maybe this is neighborhood specific, but most of the SFH within a few square miles of me sell with ADU price per square foot the same as the main house.
