I’m not sure how much residential stuff they do, but Front Range Roofing is a pretty good outfit.

you know some of these markets are flooded with rentals.. and it could be market symptoms.. everyone and their brother has been buying sfr s and turning them to rentals.. you could have a supply demand issue as well.great pictures are a must though in all marketing.. instant communications for a large outfit may be unrealistic.. 

Partnership;  My business partner owns the largest landscaping outfit in my area and because of that he has a number of connections that are beneficial to our cause as well as heavy equipment and wholesale cost on landscaping if/when needed. 

Do you manage yourself, have a local outfit do it?

Be careful, there are many outfits out there that love to take advantage of people like you or in your situation.

Ok guys I need some insight before I go insane ..On my personal  residence I recently did a construction loan for a large addition and had a lot of work done .the contractor has been paid through the bank on five different draws according to what he’s done he’s a small outfit so we’ve been very lenient and the inspector from the bank seem to be as well because he ( contractor) would not always complete the work in the draw outline .

This isn’t some  Craigslist flyby night outfit .its a million dollar company with a 5 man crew .

If we can crunch some numbers and figure out if the amout we need from a cash out fits with the Rental value.

There are exceptions as some Turnkey outfits are not bad, but there is a difference for sure.I have two out of state "Turnkey-type" investments (one an individually owned property, same for the other except in a self-directed IRA).
