Even though our lease mandates renters insurance, neither had it even though one had shown us proof that they had it (the other due to language issues we always pretty much knew they did not have it).

They need to have adequate bathrooms for the number of beds, since they are in PHX they have to have a pool, and then she mandates which linens, towels, etc the owners must use in order to create a consistent, positive experience for all guests.

the very reason why there's fixed loan in USA becaue the gov. mandated private lenders to be baggage holder of people's debt LOL they can do that because there's fanny mae so basically all real estate in USA is guaranteed and owned by government LOL

Most banks won't lend to properties held in land trusts.Lastly, there are cheaper ways to get into land trusts, and people online will advertise "easy to do" self options, but if you have the personal assets to mandate this method of estate planning/asset protection, I think it's worth paying the few 100 bucks it would cost to get a lawyer experienced in real estate law to write them up for you.

- I purchased a foreclosure property in Maryland- in MD, the court has to ratify the sale... and this can take at least 30 days- the trustee mandated that we close no later than 15 days post ratification- I was ready, willing, and able to close per the date they specified- we decided to push out the closing a few days due to inclement weather- several weeks have now passed since ratification and they've continually delayed the closing- I'm on the hook for interest from the day I win at the auction until the day I close!
