We arranged closing during a slower period of time & had him leave everything (furniture, inventory, guides, etc.) literally bought it & could start taking booking the same day.

Some of my clients in this scenario literally just pick-up the phone, tell the seller of their specific property they are interested and they are well qualified, and see if there is some kind of fit. 

In fact, feel free to text me and I can literally text you a copy/paste text I wrote to another client that had a similar question.That text I just jotted out maybe 30+ you can do that will help you meet those requirements and most of those can be done 100% remotely. 

However, I also think that a lot of people who set out to pursue this strategy miss the fact that it is literally a lifetime commitment to deferring taxes, which by definition means not realizing the gains.

That's a LOT of $ to go to AZ, TX, FL, literally anywhere. 

If I didn’t have a positive experience with them prior to this, I would literally think we were scammed.

ONE OF THE REASONS WHY I WAS INTERESTED IN THIS PROPERTY WAS I LITERALLY GREW UP AROUND THIS PARTICULAR NEIGHBORHOOD SO IT WAS A FULL CIRCLE MOMENT FOR ME BESIDE IT BEING A GREAT DEAL I WAS VERY FAMILIAR AND COMFORTABLE WITH THE AREA !.

Again, I am literally a beginner - no properties under my name, no portfolio (yet), still working a W2 job, just looking for DIRECTION and for someone to possibly help me in what step to go in next.
