I have been embraced by a go giving community and have learned how to buy not only real estate creatively, but apply creative financing to absolutely every financial endeavor I pursue.

But I have started to take my real estate endeavors serious over the last year and my studies much more serious over the last 5 months and although I may not be ready, I am ready and eager to take that leap of faith and try and put what I know into affect with the right people and obtain my first property in the West Texas area via House Hacking or a buy and hold deal within the next 60-90 days. 

The second estate he inherited was from his half brother; he once again operated their estate in a way to keep it whole and did not do land development; instead he started numerous business endeavors to keep the estate profitable. 

I have no experience in the field and understand fully it's not a simple endeavor. 

I wish you the best of luck on all of your endeavors for they are feasible depending on how hard you want to work because this is definitely not an over night get rich quick kind of thing.

If by real estate business you’re implying you have little or no money to invest but are contemplating using one of the guru inspired methods (subject to, “wholesaling” , fix n flip) to create cash flow, I’d encourage you to do research on the true success/failure rate of people who engage in these endeavors, the amount of money the successful operators spend monthly on marketing, and the real time commitment and knowledge and experience necessary for success.  

A CPA and lawyer should be part of your team but not necessarily from the same in house group for assurance purposes - @Paul Beets depending on your framework you should leverage the two separately of their industry knowledge, experience and network to grow your endeavors. 

Then narrow your efforts to those types of endeavors that also have a payout.

I am trying to figure out if probate/wholesaling can lead to an ongoing profit that can be transitioned into a full time business or a side endeavor that may pay out a couple times a year.
