My understanding is you get a slightly better cash on cash return with a mortgage, but I don't see the point in taking on the extra interest right now when I don't have to.

For example I am LP in a fund that is very diversified (storage units, MF, Mobile homes, etc), a fund that specializes in taking garages and converting them to ADUs in MF, and a fund that includes a marijuana cultivation and retail store in NM.
