It’s probably beating a dead horse but it just depends on the deal, but I would say there are still deals to be had for sure, just having to look a little harder.

It's good to put together a long-term plan, but I have never understood how someone with 0 properties is more worried about how to scale then how to build the foundation correctly.You are putting the cart before the horse.

Horses for courses - you need to ask yourself what are your goals (cashflow, appreciation, etc.), how much capital do you have to invest (barrier to entry in some expensive cities) and what your risk tolerance is.

It doesn’t have to be real estate—syndication as a structure is used even to fund start-up companies, oil drilling, and even race horses.

They know how to stall and will continue to give dates they will pay/be out when they know an eviction is pending and are hoping that the landlord will delay filing in order to save money.

Also could combine horse boarding as I have room for several horses as well.

We took over a project that had stalled due to lack of funding to continue rehab.

My buyers were sophisticated entities that would lawyer up to stall a foreclosure, but not sophisticated enough to challenge the conveyance method ironically.   

So while the oil would still be there, we would have no way to get to it with our horse buggy.
