Holding a piece of real estate over time that a resident provides every dollar you will need to cover the holding, maintenance costs, and financing costs, all while it goes up in value, is the same with a property marketed "turnkey" as it is with any piece of real estate. 

A 1031 must be for equal or greater value or the funds in excess of the value of the new purchase are taxable.

I know a lot of Chicago investors are here too; but if you were in my spot would you recommend Chicago as prices are too high and I have never been to the city moving next year.

I would also highly recommend you set some parameters when thinking about working with non-accredited investors or if you are one and want to invest on a large deal.

If it pays for itself, it provides you with a "free" place to live during the off-season.
