Don't think of that area as a rebound area.. it is what it is.. low end cash flow.. and sedentary values.. but I love the airport at Hoquim used  to shoot approach's and have a hamburger .. have not been in a while so not sure if the on airport rest. is still open.

I understand your your tongue in check comment. however, if Mcdonalds can create a system to market Shakes and hamburgers and mask there true intention which is acquire real estate. then it's possible?

Grocery stores dont give you free food, but if you ask they can direct you to the hamburger section instead of the steak section to save you money if you ask.

I lived in Germany (Hamburg) for a short time as a teenager.

If you want to do bun-n-hold long term, then working for a property manager could add to your education.  

No competition, not to me or not with others really, it's not like setting up hamburger stands along the same street.

@Philip Tretola I should rephrase, there are pockets of Buffalo that taxes are not bad, but in the places that I would like to invest they are higher than I like...hamburg, orchard park, etc.  

So I go flip hamburgers at McDonalds.

After church this morning, my son and wife are taking me to Kincaid's (local legendary hamburger joint).
