I like brick/brownstones so if I was closer I would be all over it.

The 3 of them will gross closer to 4K, net about 3K, per month.

The lender wouldn't yield $80k, they'd yield $80k less taxes which is closer to $50k.Going back to I am confused, I don't understand exactly what you are looking to do or trying to get at.

This doesn't account for transaction costs and reduction in leverage as you pay down the mortgage which accounts for closer to 2-3% less, so you 12-18%.
