*I will be doing some repairs (good will, some are "unnecessary" but I like to get things in order to keep a good tenant HAPPY, and to dissolve their concerns about a scary new owner)... so, after the repairs are completed, should I do another walk-through with them in order to have an updated move-in sheet?

@Steve Babiak,I've never heard of FMV being relevant, unlees the improvements were part of a business whose price included good will, blue sky, etc.

When a property is vacant, I will usually offer them possession a couple of days before the first of the month as a gesture of goodwill; this allows them to move in small items ahead of time so that their moving day is bigger things like furniture.
