What's your basic gameplay to take the cap rate up?

I looked and couldn't find any posts about this, but I play a game called 'Capital City' which is pretty much an iOS cashflow game by Rich Dad. Pretty cool. Better then playing 2048 for sure.

Of course you don't need 450K a month to live, and of course you probably don't need more than 50-100 cash flowing properties to be content and satisfied with life.But there are those that want more; they are the game players.

Just saw a episode of Judge Judy.. similar situation.. and yes,, the insulation needs to come out. you could get additional quotes,  remove brush, trash from exterior, any tree limbs that touch building, get exterminator in to bait and trap. next will be holes thru the ceiling from the rats.. any holes or vantage points on roof they are gaining access from, by A/C unit or vents that are damaged.. they are getting in some how and food source is active enough to keep them.
