So, my advice would be to list the available rooms to faculty and staff at a nearby university/college or high school as well as the place where you are employed. 

A strategy you can explore would be professional short term - more than 30 days - rentals to faculty of the University or professional in the area there for work looking for furnished units.

(near the cliff walk, mansions, etc.) is summer rentals (June/July/Aug) are high $$, then the remainder of the year can be rented to Salve Regina Univ. students or visiting faculty, etc.
