If I order HVAC or plumbing parts from China generally the measurements of fittings are off and delivery takes 30+ days.

Many people say "I know for a fact none of my family has judgments" but family members regularly do not discuss their financial problems with other family members, may be unaware of legal issues and their standing, and there also could be fraud.You should also consider any prior spouses among the parties that ever lived at the property as a marital interest attachs regardless if they were on title unless resolved by express court decree (in which case former spouse should join the conveyance).An attorney is not required - though you will need a properly drafted deed, GITREP form, and affidavit of consideration to record.

Recently my dad  has expressed the idea  of purchasing a home in DFW where he is currently renting.

The post office has been at this location for 80 years and all of the residents need to pick up their mail from the Post Office, there is no delivery. 

@Kelsey Vander Meulen , it is not essential who delivers the Notice; what is essential is the clarity of its delivery.

Not about the vendor, or delivery, something else that has nothing to do with the product.

The family member has expressed interest in adding my name to the deed so I or WE could use it to invest in real estate.  

You should be able to express your goal in one minute and then expand if questions are asked.
