I really don't make a lot of money as a teacher and I don't have a lot of funds to get started.

Its not about how much money you make.

But the program will not make you money.

By not increasing rent enough each year you're losing money (this is the truth).If they push back hard or say they're leaving, you can always negotiate and back it off a little.

I’d keep it, do a little cash out refinance if you wanted to regain some of the $, and just rent it out or STR it and make some money on it..Appreciation always goes up, and a few years down the line (and/if interest rates come back down you could pull even more $ out Tax free!)

The same money could buy 1-2 full properties that would rent for more, depending on the market you choose.
