I recently came across a piece in Forbes talking about how quickly rental dynamics can evolve when population growth spikes.I’m based in Phoenix and have been in the real estate game for three decades, and a close friend of mine recently reminded me how the right connections can shape your entire strategy.

Most people switching from large companies like Evolve or Vacasa to my PM co are switching because of their reviews. 

Agents and anyone in this industry got lucky and used to the COVID times when things were insane.

After COVID applicants were having to submit 10-15 applications on average in my market to secure a rental meaning they might pay a whole months rent or more in application fees!

I actually did a cash out refi during COVID so I would cash flow more if I had just done a rate and term refi. 

That we are always growing, adapting and evolving to new schemes... er scams.... er "opportunities" in the market and with that were proud to announce the exciting BlockBuster 2.0 "ai enhanced"!!!! 

Tenants in arrears due to “loss of income related to COVID-19” have a six-month grace period—without late fees!
