It's great to see your enthusiasm for collaborating and sharing experiences with fellow investors in the area.

Make sure you get a copy of the lease to ensure that the lease can be transferred to you after the sale (assuming you proceed with the deal).I hope I'm not bursting your enthusiasm, but unless you can get a better purchase price for this one, walk away.

That being said, I wish much success and hope you can translate your hard work, ambition, and enthusiasm into financial success.

Engelo and I ended up talking on the phone and he has as much enthusiasm in the day to day as he does in his interviews (a lot of energy that dude has).
