My wife and I rent in the LA area and entertained the idea of buying a house (laugh track ensues).

I wish I could say it was a logical thought process that caused me to start an LLC, but actually a drug dealer took over two of three units in a house, turned it into a pharmacy(not a legal one, of course,) the cops initiated a no-knock warrant, they knocked the door down the day after Christmas, the pipes froze after the drug dealers were hauled off, and just general pandemonium ensued from there!

If I allow them to rent it and they refuse to pay rent, the legal quagmire that would ensue.

Not only were they woefully late but they did not notify anyone so the property sat there during a cold snap and busted pipes, water damage and mold ensued.

I try my hardest not to sell them, and if I do I make sure that my client is fully prepared for the madness that ensues.

we just had a huge legal battle regarding voting to change docs. lets put it this way, a board (about 8 years ago) tried changing the docs and 'manipulated' the numbers. one of the homeowners sued, legal battle ensued, went on for about 8 years. and now we are through as an HOA. all the funds in the acct are going to the person that sued and we are no longer an hoa.

The underlying issue is very complicated and involves the landlord's volatile personal life, which is subject to change as the ongoing drama ensues.
