I would also like to get one of those devices to monitor for smoke and noise (not sure what to get for this either)  What recommendations do you have for a deadbolt keypad that I can change out the code for each new guest?  

Add a Smart TV or a Roku device to the list, along with a charcoal grill.  99% of my renters are guys with a high school education making around $2500/week. 

Guest simply needs to turn on the TV and go to the Spectrum app on the Roku (or any similar device), which I tell them on my "house rules/faq" sign right at the front door.

I unplug all the smart devices when I get to an Airbnb.

This mansion was formerly a formal Bed and Breakfast. it has the legitimate hotel fire protection devices and systems such as stairway lighting, pull down alarms and a full commerciall alarm system which are a bouns $40-50 k system not found in other places.

So of you don't want to leave the W2 world(goal to replace your income immediately with cash flow) then just decide how much time do you want to invest into your business and how hands on you want to be with the process.Syndication to me is not too dissimilar to just investing in REITS.

Also want our staff to be able to communicate with tenants from their mobile devices using an app and not their personal cell phones.Would also be nice to auto generate emails and or text messages when rent is past due.

@Joseph Fenner our site is responsive so any tool or part of the site you are using on your computer should look and work just as well on your mobile device.

There is a great discussion about ozone devices in another thread, it convinced me to buy one.
