I am going to use the deal that was implied through your post so a partial purchase (which could be a full and re-sale at par) for specifically $55k and the investment horizon is 180 periods:The neon green line is the investors interest income per period and the neon blue line is the investor capital recovery per period.

Our brain associates importance to the color when used in mail.Stay away from neon colors.White is a tough color to market with and full color pictorials dont pull in our industry.

Further to @Shawn Clark's point, if you don't have easy access, one way to tell if a property has been winterized is to look at the MLS listing photos.If there are small signs or tags that are taped on sinks, toilets, dishwashers, etc, those normally are signs stating the the water is off and that the property has been winterized.Around here, they're usually neon green or orange stickers with a few that are just white slips of paper.

Technically, after all the paperwork, is a swap of ownership from one investor to the next and the big neon sign "UNDER NEW ADMINISTRATION" hanging on the property.  

If your tenant, or their guests (which may include children) or their dog, is harmed by a wild animal with sharp pointy teeth living under the deck with its growing babies, that they informed you of and asked you to get rid of - then I see "liability" on a neon sign hanging above your head.Use your common sense here, instead of looking for some technical loophole.
