What appeared to be a cash cow if all the units stayed rented all the time was in reality of money pit due to vacancy cost.My point with all of this is that you need to do your own due diligence.

That’s the biggest risk  has not been an issue lately but during the GFC holy cow you would see half built projects where the lender bailed.. the onwer lost the property.

Very interested in convincing my wife to sell, can you spell it out as basic as possible so we can digest this more accurately? 

So many people purchased in the hopes they could get in on the cash cow, but failed to see how temporary those profits would be.

I built a bunch of houses there an loved it.. prices have SKY rocketed there though holy cow. cant believe the appreciation there.. very under the radar but limited land and houses great place lots of money people and there ya go values through the roof.

The second property has doubled in price and is a cash cow.
