I had the idea these housing prices would start coming back down to earth sooner; I'm currently in a home that I planned to rent when I purchased it.

I think personally for me, my purpose here on earth is to serve real estate investors like Dominic and hard-working subcontractors. 

And worst if all I wanted to pay what I knew I owed and the owner wouldn't take it and now I have him threatening to go to the ends of the earth to get what I owe him when I can prove that I do not but because he wanted to hurt me now I have to go fight in court again to prove him wrong !!!!

Still shocks me there are people on this earth that will allow someone to take over their loan payments that could impact their credit.

As far as you saying you don't know if it's in an HOA, it likely is, given how you described it and that shouldn't be hard for you to figure out just by looking at a Google Earth map (sometimes the name of the community will appear), or pay a local person off Craigslist to go drive it and find out the community name, take pictures of the lot, etc. 

And before you even start building in the site prep there again, you are going to have to pay for big earth moving machines, that run on that $5+ a gallon diesel, and pay for a truck to move those machines to and from your job site, and if those machines are big enough you have to pay for the permits for them to go down the road.

Most of the investors here are very knowledgeable and experienced and very good at what they do, but they are still a tiny sub-set of all real estate owners on Earth (billions), for those answers you have to look at larger Data sets, which academicians try to collate, but even then, still just an educated guess:This table above shows publicly traded Equity REITs outperforming private Real Estate NCREIF property Index by 13.74% to 9.1% from 2000-2021, almost 4.6% better.
