More interesting is that the calculator only considers the integer portion before the decimal in the P&I calculation.For example, if the entered amounts are Loan Amount (100,000), Loan Period (30), and Interest Rate (5.125), then the monthly P&I payment returned is $536.82.

It's a non-quantifiable variable which is why I don't work a deals' numbers to the decimal points because I might buy one house with a lower return if it feels like a good deal with a low hassle factor.

I also fear the insane amount of backlash towards Chevron (who's taxes pretty much keep the city running) may cause them to eventually relocate, decimating the city's budget and possibly causing bankruptcy.That being said, I still predict Richmond real estate will appreciate.

Step #1: Take $150,000 divided by 200,000, which equals .75 Step #2: ITV is also expressed as a percentage so move the decimal two points to the right for a 75% ITV Step #3: If an investor says they will only invest up to 75% ITV then just reverse the calculation.

I have found that:1) Appraisers sometimes make mistakes.2) Appraisers never admit they have made a mistake.It's possible that the appraiser meant to increase value at $100/sq. ft. and missed a decimal point.
