I haven't tried this approach yet as my first home was a primary residence before converting to a rental, but I have spent time cultivating a relationship with local lenders (and investors) for when I am ready for my next deal.

As far as the proof of funds, I understand that a hard money lender will give you the letter for a fee, at a percentage of the amount you are borrowing.If the Realtor you are working with is one you have cultivated, that person may have pocket listings, or may be aware of properties coming up for sale.

I was thinking about this issue more after I replied the first time, and I think if I were back in your situation, as I once was, I'd try to set some parameters for having time to cultivate the real estate investing but also protecting my time and sanity and joy in parenting.
