We need to encourage more of this behavior(sensible investing)

Although, for it to be a criminal trespass.. something that will actually hold up, he would have to be present with the police there.

So I get this referral from a relative about a tenant who has good credit score, no criminal history, and a good paying job.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

Ask yourself, if they're exhibiting this behavior now how will they conduct themselves once they become a tenant?

While you can have a checklist of income, credit score, criminal background, landlord reference, etc, to me the bigger tell of good versus less than good tenants came from all the interactions prior to leasing.  

That's spiteful or just out there- again not reasonable behavior.

Most focus on the sale, not the relationship.The second reason most people don't work with BP agents is because of their behavior.

If you can't help but reflexively defend property managers without knowing the issues, even when their behavior might be unprofessional, all I can say is this: Investors, please take note.
