For a complete beginner that is trying to jump into their first deal with absolutely little to no knowledge (obviously read books and countless videos, etc), when is a good time to start paying the $100 a month to utilize PropStream?

Not everybody agrees with my answer and there have been countless discussions over the value and purpose of LLCs for protection purposes.

I’ve read countless times that residential lenders will only loan on properties in good conditions.

It allows me to do what I love, and I have seen thousands of deals since I started and put in countless reps closing deals.

I do think that the Intel project and the countless others that are underdevelopment along side it will have a dramatic effect on the area.

@Kenneth Donaghy made some great points and there are countless individuals who waited for "a deal" and ended up not buying and being completed priced out of the market with simultaneous price and interest rate escalation.
