I've not been unreasonable and offered the price of the lawn that my dog damaged, but they are still asking for damages that are about 5 x more than I should be charged.Anyway question:on my lease it's ticked on the lease that the tenant is responsible for landscaping, lawn, shrubs etc...but the added addendum states...that we pay the owner $80 a month for landscaping direct to the landlords.I have emails to prove that all garden maintenance was covered throughout our time leasing (cos I complained and number of times about the grass not being cut/trees looking a mess etc)..

This "experience" is one reason stores like Starbucks have people shelling out $5 a cup for lousy coffee and milk - you simply cannot beat the casual, yet classy, atmosphere of their lounge-type stores, with the easy-listening jazz playing over the speakers, your poets and would-be screenwriters banging out their next masterpiece on their laptop computers, and Realtors or notaries in the corner signing offers and loan docs.

I put 18k in materials I repainted the interior , replaced the old iirrigation, put up shade screens over the pool and lounge area in back yard, repainted and stained the kitchen and bathroom cabinets, replaced the kitchen countertops, replaced the flooring in both bathrooms and walk in closet and finally put a new Hvac and heater in.
