I thought about all the post on BP and wisdom handed out by people who have done this longer than I have and I had firmly decided despite my desire to not be a "jerk landlord" I had to protect my property and confront this tenant.

I don't mean to sound confrontational, but Peter is clearly looking for information on how to buy his first house in a new market, and to fill his head with delusions of grandeur about 20 caps will pretty much have him spinning his wheels and never pulling the trigger on anything.Peter, there are lots of nice up-and-coming areas in Tampa (there are also some bad areas to stay out of, namely Sulphur Springs and anything around North Howard Ave by Downtown).

When confronted with visible mold in the laundry area our instinct was to act immediately, which may have been the first step in the tenant's parents belief it was not the fault of their kids.

It will prevent any tension between tenants/roommates because you can displace the authority of ownership to someone they don't know and they'll just view you as the middle man.Brandon talks about this strategy in some of his blogs to prevent unnecessary confrontation.

I don't want to have all this confrontation and I don't want to have to watch everything I do (they are not demanding that they be home when I go there, even though the lease only requires 24 hours notice for me to enter, regardless of who is or is not there).I guess I'm just looking for some commiseration and support :-) It'd be useful to hear what others have gone through, how they've handled and the outcome.
