I thought about all the post on BP and wisdom handed out by people who have done this longer than I have and I had firmly decided despite my desire to not be a "jerk landlord" I had to protect my property and confront this tenant. 

Then he missed a payment and when confronted he said "If you evict me, I'm going to trash this place.

I confronted this same issue and went with the mini splits, but I am not sure that I would do so again. 

If by chance this happens, it is best to not confront the beast but to keep your distance until the courts can set it free!

I don't want to have all this confrontation and I don't want to have to watch everything I do (they are not demanding that they be home when I go there, even though the lease only requires 24 hours notice for me to enter, regardless of who is or is not there).I guess I'm just looking for some commiseration and support :-) It'd be useful to hear what others have gone through, how they've handled and the outcome.
