What is the process to conclude and close a deal like this?

Before anybody suggests "house hacking" in a multi-family, I've been searching for that elusive unicorn in Brooklyn and Queens for the better part of a year, but I've concluded that multi families are way too expensive in neighborhoods I'd want to live in (I have a stay at home wife and two young children).

I don't really see anyone actually in Solano that crunches numbers and concludes they'd be better off buying in Oakland or SF.I've got one gentlemen actively engaged in selling off his SFR and condo assets and 1031ing them into 2-4 unit props.... so far, all his purchases have been in Solano. 

I'm not afraid of a big project (though my agent is), I just don't know where to start or how to finance - or if I really should just run away like my agent concluded.

Or, as I seem to be concluding, do you think it wiser to get another job myself and enter more slowly (since I will also have a full-time job)?
