These statistics are taken from Stop Acting Rich by Thomas Stanley.In 1988, when Stanley first started compiling these statistics, as detailed in his book Marketing to the Affluent, the figures were 98% and 2%.

Don't think there is a way to compile that specific data but you could get data on homes that are behind on their taxes.

We have had our inspection report done a few days ago and have now compiled a repair list highlighting all issues discovered in the report.

I started compiling a list of private lenders by going to the county recorder's office, looking at the 1st page of the deeds of trust that were recorded, and writing down the name and address of anything that appeared to be a non-bank in the section "When recorded, mail to:" It was tedious and took me about 4 hours to compile 50 names.

He did everything on an iPad, took pictures as he inspected/found issues, and compiled everything into a very detailed report.The second inspection was done on a property that I purchased long distance.  

You can live in a great area for investment and still invest far from home if you want to leverage others.As far as where to pick, we use sites like Census.gov, Bestplaces.com, deptofnumbers.com to compile some data on quality cities. 

Start compiling all of that between what the neighbors have told you and what you found on public records.
