Balloons coming due with higher interest rates, China market, China production, Manufacturing production moving back to the US, Worker shortages, Workert pay hikes, Ukraine/Russia food and fertilizer misses, Oil prices increasing due to the OPEC Q1 production curtailments in place, Houthi issues, Panama Canal Water issues, Illegal immigration impact (buy one of those office buildings and rent for $10mm per year for Illegal housing, take advantage) social benefits required, Climate change believe it or not- Buy or sell into that thought process,  US politics, Baby boomers leaving workforce and needing more benefits, Baby Boomers moving from Stocks to Bonds,  etc.I agree things will get worse, but that means more investing opportunities. 

My wife and I are interested in expanding to help bump up our cash flow to help at least one of us exit our current W2 jobs but are hesitant to do so given the current market climate. 

The political climate seems to be shifting after many years.

As the impacts of climate change become increasingly evident, more individuals are likely to incorporate considerations of air quality and other disaster risks into their choices when selecting a place to live. 

As I stated in many other posts, the climate of this forum now has an extensive degree of real estate professionals taking time out of their busy business lives to literally waste it. 

So I'm gravitating to the more stable areas that have a great business climate and history. 

Im not an expert in TX or LV but I am in a hot weather climate FL and I would 100% say pool will appeal to more people and your ROI will be better on the expenditure.

I am a firm believer that Colorado Springs is a great place to invest due to its strong economy, temperate climate, beautiful views and easy access to outdoor activities.The market is starting to show signs of being depressed, meaning that there will be more opportunities for investors to find some great deals. 

The units won't have HVAC system due to the cooler climate but because of the tightness of the home i.e <3 ACH, I actually need an ERV so I don't kill my tenants due to C02 or VOC poisoning.The problem is ERV filters need to be replaced every 3 months for all 4 or 5 units.

Climate-controlled units commanded a premium, with asking rents of $271 per unit compared to $234 for non-climate-controlled units.
