We don't have much capital to work with outside the equity in our current home, but should be able to come up with first/last/deposit on a rental without selling.  

I have bought some cheap SFRs in I believe 2013, because I was looking for ways to stretch my capital.

There are many markets that this will work great. 

The markets you mentioned in your initial post in this thread are great markets, but they're all heavy on appreciation and light on cash flow.
