For those who have invested in both, what were your biggest lessons learned?

One of the biggest mistakes I see investors making is they forget to address things like HVAC, siding, etc when they have access to a hard money loan.

There are so many variables and some of the biggest misunderstandings come from regional variances on how these variables are handled (mortgages & financing especially).I had thought progressing towards multifamily and then commercial was the obvious path to follow, but one conversation changed it all.

That is honestly my biggest concern. 

Not sure of the area, if there are cool things to do there but the home is neat.The biggest issue is resale.

However, acquiring your license isn’t going to be your biggest hurdle. 

The biggest factor will be how long you plan to own the property or when you think you may refinance.

I think the biggest roadblock has been the lack of true testimonials of successful people in these programs.

One of the biggest issues is probably borrower default—whether due to mismanagement, market downturns, or unforeseen circumstances, lenders can end up in long, costly recovery processes.
