We recently had that balcony completely resurfaced, so we shouldn’t be having any slope / waterproofing issues from the deck of that balcony. - We’ve also inspected the roof / parapet wall, but don’t think those are the culprit because the issue presents itself on the 2nd story, not the 3rd story that’s immediately below the roof. - Plumbing issues have been ruled out.

The lease is month to month so I will let the forum know how this tenant behaves. 

When your new neighbors move in, just behave as if you are another tenant, nothing more, nothing less.

My real estate agent is helping me find other contractors and says that this contractor has never behaved like this before. 

But if you keep paying attention to the area, how your guest avatar behaves and how much they're willing to pay, you'll have a very successful property! 

It is by no means as easy as you make it out to be having done it now for 11 years.

Given that the property is located in a C/C+ neighborhood with a tenant pool that may not be the best, and with many neighbors owning pets, I'm debating whether to replace the carpet with LVP (Luxury Vinyl Plank) flooring from the outset.I have a cat, and while he's generally well-behaved, there's a chance he might pee on the carpet if he feels threatened by other animals (read: if the other animal is inside the same living space as him).
