I do have a nightly pet fee but i put in my listing that if someone is bringing a pet for an extended period of time they can also reach out to me to discuss a flat pet rate for their stay.

I just don't have the time or desire to comb through their coursework, and I'm sceptical about the "mentoring" aspect - would happily just pay someone who's got incredibly profitable Airbnbs a flat hourly rate for their tailored advice. 

The lot is almost perfectly flat which makes this significantly easier. 

Look for brokerages that cater to investors or offer minimal oversight plans, such as virtual or flat-fee brokerages.

Flat fee brokerages have been around forever, as low as $295.

That was a year ago with debt mounting higher & income flat if not  lost.

This friend informed me of an investment opportunity in Dubai renting out flats (multi room apartments) by the room.

Utilities altogether is about $250 a month, internet is $90 a month for the 1T fiber (we want fast internet for 6 people), 5% vacancy, Lawn care $120 a month, Pest control $30 a month, and we do bi-weekly cleaning of the common area at $200 a month.
