Many agents have reduced transaction volume and need to supplement income and they decide that property management is the next step.

I am already over-leveraged into the project with LOC's and such, therefore I am looking for ideas for other sources of cash to supplement my current rehab loan to be able to get me across the finish line. 

A house hacker with a  W-2 income can often times float some rehab costs on a duplex through cashflow or supplement some with their income.

I don't want to take on too many, but just enough to bring in supplemental income to continue with my investment plans.  

Disclosure - I’m “just a landlord” … but willing to chime in….the first question is - was this supplemental payment documented in writing?  

We BRRRR 8-10 per year and the flips supplement the money left in the BRRRRs.

The price is extremely low, but I needed to supplement it with other platforms at times.  

You could also entertain rental arbitrage or cohosting for a lower cost barrier of entry to the STR market and start cash flowing to supplement your W2 income to expedite the time it takes to get to a buy and hold.

We have two rental properties we keep for supplemental income.
